I hope this newsletter finds you happy and healthy. Ski season is now upon us and, I'm not sure why but, I am more keen this year than I have been in the past few. I skied Whistler last Wednesday and it was really good. The grooming and snow were excellent. Blackcomb Mountain, or as I call it, the back of my hand, opens today!! Rumor has it (I talked with a couple senior management folks) that Blackcomb has a solid snow base and you will find it better than you might expect. So, if you can make some time to ski before the Christmas rush, do it. I hope to see you on the hill.
Read more ...Spring has Sprung here in Whistler and I am back to wearing shorts, at least for now! Whistler Mountain is now closed for skiing, but Blackcomb is open and the skiing is great. Thanks for an awesome season Whistler Blackcomb!
The Nicklaus North Golf course opens on May 3rd. This is the earliest opening I can recall. I went by and talked with the maintenance guys and they said that the course wintered incredibley well, so here's to a great summer.
After the first quarter of 2013, the numbers are very positive. We have had a solid increase in Chalet sales. Growth has been steady in the Phase 1 Condo sector and down a little for Townhomes.
The number of active properties on the market are at the lowest point in the past 4 years, yet overall sales continue at a solid pace. Total sales volume sits at 119 sales versus 117 for the same period last year (not including Time Share or Quarter Share sales). With 34 sales so far in 2013, chalet sales are up by 36% as compared to the first quarter of 2012, where we saw 24 sales. With a decrease of 2% from last year's numbers, condos sales have dropped from 43 to 42, so there has been no real change there. Townhome sales have dropped by 16% from 50 sold in the first quarter of 2012 to 42 the the current year. As for Phase 2 Condos, they are still struggling in price for sellers where new buyers are getting 3.5% R.O.I. on a Phase 2 like the Westin for example.
So why the swing from Townhomes to Chalets? I am finding that buyers are looking for bigger places, or places to share with another family and that is why I think we are seeing this shift. I'm also hearing from buyers that Real Estate is a good value now in Whistler, and the Stock market isn't, so they are taking advantage of the current pricing. The other notable trend I see, is that there are fewer buyers looking for rental properties, prefering instead to enjoy all the great seasons here in Whistler themselves.

It is time to get out on the trails and lakes, but we might have to wait a bit longer before we go for a paddle or fishing. The kids and I went fishing the other night and the water temperature at Green Lake was 46 degrees. So, if you are going paddling, don't fall in.
The Worca Sale is on this weekend, so with spring here and the trails open, Andrea and I need to buy new bikes. Hopefully we can find a couple good deals.
